For Sale: One of the Most Unique & Unexpected Waterfront Properties on Ambergris Caye

“It feels like a different island up here.”

Entrance to Cayo Frances
The beautiful deeper channel that leads to the camp

I don’t know HOW many times we’ve thought or voiced this sentiment over the years while sitting up at “the camp” (what we have long grown used to calling Cayo Frances Farm & Fly).

Cayo Frances by drone
You can see the camp in the bottom of this cool drone photo

The camp IS so very different… grass, black soil, countless mature palms, fruit trees, gorgeous waters, an abundance of birds and a pile of happy dogs…

It’s not hyperbole to say that the camp stands as an oasis on a rapidly developing island.  We’ve loved this property for the last 20 years, it’s realized an incredible evolution and has been the catalyst in forging truly amazing friendships.  And now it’s time for us to pass the torch.

Jeff here.

Typically I’m only allowed blog input one day of the year (April 1st).  Rebecca, however, has graciously allowed me to step behind the keyboard today… to help let folks know that we have made the decision to sell Cayo Frances Farm & Fly.

Trust this is a decision we have agonized over.  We won’t bore you with all the factors that went into it, some are business/money related, some more personal.  The long and short of it though is that it’s absolutely the right choice for us at this juncture.

The Botehouse

Many of you know we’ve been working on a new project, Rocky Point Permit Camp.  And we’ve made the decision to pivot all of our attention up there.  Doing so will dramatically change our day to day lives, largely because Rebecca and I will get to spend MUCH more time together…

Sunning on the camp’s swim platform in the deeper channel

She will be able to come and go to the new camp as she pleases (not being dependent on a boat to get back and forth.)  I can go back and forth just as easily, and we’ll run a fixed schedule at the new camp, so (in theory?) I’ll also enjoy the occasional days off (!!!)

One of the two cabanas

So a pretty unique opportunity and place awaits the right person (or people).  Cayo Frances Farm & Fly is 3 acres of high land, about 5 miles north of the Secret Beach area, accessible only by boat at the entrance to the Cayo Frances Lagoon system.  It’s surrounded by endless water to explore, paddle and fish.  The property has:

  • one 2 story main lodge building with common area, small kitchen, office and bunkroom
  • a staff building with two bedrooms, two bathrooms and a bodega
  • two 1 bedroom cabanas with en suite bathrooms
  • one two bedroom cabana with a living room, large veranda and en suite bath
  • pair of resident Great Horned Owls (not guaranteed at closing of escrow)

There’s also a main outdoor kitchen, patio, dock, deck/palapa with a dining and bar area and waterside fire pit for campfires and stargazing.  It’s off grid running on a 48v solar set up. There are far too many other specifics to list here.

We’ve run the camp for almost a decade.   We’re excited to see what the next decade holds in store for it.  For more information you can email or contact our friend Josh at Ambergris Seaside Realty – and check out the official listing.

Dinner at the Palapa

For all of our past guests, we can’t thank you enough and we look forward to seeing you up at Rocky Point Permit Camp.

Jeff & Rebecca

PS from Rebecca: I’ve written many MANY posts over the years about this property – if you want to scroll thru some or all…click here.

Went to the listing and it is 2 different 90X150 ft plots?

Are you selling the place by lots only or is the ad mistaken?

Sadly all those mango avocado and lemons died within the last year…they went unwatered for a week and…the only thing left was the native mango tree stump that the graft was attached to. These imports are DELICATE we are finding!

But you’ll be so far from town. How will get back and forth , if not by boat?

We live 8 miles north of town – so we do the 30 min golf cart ride every day. The new camp will be 18 miles north by road. The new camp is hemmed in by the reef – it’s drive only!

Shared the listing with my social network. You never know if it might help to sell Cayo…! With all the craziness in life up in the NYC area, a pivot in life to own and operate Cayo could be a blessing for the soul.
